answer is very simple, multiply the area with the height of the rooms and divide that by 1000. in your case it will be 3265 * 10 ( assuming 10 feet height of the room ) comes out to 32650 divide this by 1000 it comes out to 32 ton for the whole house not 3 to 3,5 ton. 3 ton ac is suitable for 300 square feet room only.
